Gambetta
An avenue running straight to the sea, and the Haussmann-era quarter built on either side.
Avenue Gambetta links the heights to the seafront in a straight line, rare in Nice where the relief imposes detours. That straightness organises the whole quarter: streets attach to it at right angles, and one finds one's way without effort.
The dominant stock dates from the late nineteenth and early twentieth centuries: rental buildings, dressed stone, running balconies. Apartments are often dual-aspect, with ceiling heights later construction no longer offers.
The Fine Arts Museum occupies, a short walk away, a villa built in 1878 for a Ukrainian princess. The quarter is within walking distance of the seafront without suffering its crowds, which is exactly what those who do not want to live on the Promenade are looking for.
