Beaulieu-sur-Mer
The town that lives all year round, which is rare here.
Beaulieu has a market, schools, a station, and shops open in January. On a coast where many towns close after September, that is a decisive criterion — and it explains why families who genuinely settle often end up here.
The Baie des Fourmis is the most sheltered part, five minutes on foot from the harbour and the station. The heights give the view and the quiet, at the cost of needing a car. Monaco is ten minutes by train, which matters to part of the clientele.
The building stock is mostly Belle Époque and 1970s. Buildings from that second period, often well placed, take reworking very well: that is where the top floors worth reworking are found.
