Cap-d'Ail shares Monaco's schools, its employment area and part of its clientele, without sharing its density. It is the town chosen by families based in the Principality when they want a garden.
The terrain is steep: almost every plot falls away, and the question of access — a garden lift, a garage at road level — weighs as much as the view in a property's value. It is a point we check before any valuation.
The coastal path runs along the commune for several kilometres. Properties with a private gate onto it are rare and are negotiated accordingly.
