Fees are stated inclusive of VAT, except on lines marked “excl. VAT”: those cover business-to-business transactions, where quoting excluding tax is standard practice.
Viager (life annuity sale)
On a sale in viager, fees are calculated on the market value of the property. The rates below are ceilings.

Who pays
Agency fees are payable by the seller, unless the contract provides otherwise. Where the seller pays them, the price shown in our listings is the price net to the buyer; where a listing puts them on the buyer, it states the rate as a percentage of the price excluding fees.
FLEXIBILITÉ clause
Where a “maison massena” mandate is signed with the FLEXIBILITÉ clause activated, the fees shown in this schedule are halved if the property is sold to a buyer introduced by the principal, on the terms set out in that mandate.
When fees fall due
No sum is payable before the transaction has actually been concluded and recorded in a written deed, under article 6 of the Act of 2 January 1970. If the sale does not go through, nothing is owed.
