Fewer than two thousand addresses, a handful released each year.
The peninsula covers two square kilometres and will not grow. That single fact governs everything else: the market here is not expensive because it is wanted, it is expensive because it is finite. A property that comes free does not come free again for a generation.
The west coast, sheltered from the mistral, looks at Villefranche and takes the morning sun; the east coast, cooler in the afternoon, is the side chosen by those who live here through the summer. Between them, the village and its harbour keep a year-round life the other capes have lost.
Houses here are passed on more than they are sold. Many change hands with no listing, between families who know one another — which is why part of what we follow here is never published.
